Pre-Design/Budget Phase

  •  Master Planning: Assistance in determining project goals for both long and short range client needs and desires.
  •  Quantitative: Specific space requirements, including function, quality, size, orientation, adjacencies, circulation, access, and light.

  • Execution of design build agreement

Research & Analysis

  • Thorough site investigation and photography to gather information and identify any necessary corrective actions on existing structure.
  • As-built Documents: Produce accurate dimensioned plans and elevations of the existing structure and site from on-site research.
  • Code Investigations: Research and documentation of relevant applicable state and national building codes as might pertain to proposed building project.
  • Municipal Ordinance Investigation: Research and documentation of relevant municipal ordinances and/or local CCRs as might pertain to proposed building project.
  • Cost Feasibility Investigation: Assistance in cost estimation on a systems and square foot basis to determine initial feasibility and scope of project.

Conceptual Design

  • Conceptual site plan and/or master plan explorations for site building solutions at an appropriate scale.
  • Conceptual "bubble diagram" exploratory solutions for program requirements investigating space requirements, adjacency relationships, orientation and circulation at an appropriate scale.

Schematic Design

  • Schematic site plan and/or master plan design for site and proposed building solution at an appropriate scale.
  • Schematic plans and exterior elevations exploring various possible design solutions to program requirements at 1/8 " = 1'0" scale.
  • Loose schematic sketches of exterior and/or interior of the various design solutions or special conditions.

Design Development

  • Development and refinement of selected schematic design solution to a more thorough level of understanding and completeness.
  • Design development site plan showing proposed solution and relevant site features as required for selected solution.
  • Design development plans at 1/4" = 1'0" scale.
  • Design development exterior elevations at 1/4" = 1'0" scale.
  • Building or wall section at 1/4"=1'0" scale showing an interior space and building materials.
  • Interior elevations as required of selected design solution.
  • Two-page outline specifications of building materials.

Construction Documentation

  • Preparation of "working" or construction drawings and specifications of the final developed building design.
  • Formal “working agreement/contract” for construction services executed
